Is it possible to use the assets from the official demo?

In theory: yes. In practice: no.

The demo asset directory structure looks very close to the Complete version I have, but it's just sufficiently different that it breaks the assumptions baked into the civ3 asset reuse code. The textures are not laid out in the same way, so even if the files are where they are expected to be, they may render in a broken way.

You can try your luck by editing the C7.ini file in the OpenCiv3 install directory to have something like:

[locations]
civ3InstallDir = /my/civ3demo/install/path

But the standalone mode, with community sourced assets, is probably what you want, if you just want to check out how far along OpenCiv3 is:
