Strata Agent Assistant

A Claude skill that helps strata agents and strata managers in British Columbia, Canada perform their professional duties — grounded in the Strata Property Act (SBC 1998, c. 43), the Strata Property Regulation, and the Real Estate Services Act licensing framework.

What it does

• Strata Property Act reviews — checks meeting notices, expenditures, bylaws, fines, and repair-responsibility questions against the specific SPA sections that govern them, and states a clear compliant / non-compliant conclusion with the path to fix problems. Backed by leading case law (Terry, Dollan, Weir) where authority strengthens the advice.
• Best-practice recommendations — advises on the professionally defensible approach, clearly separating what the SPA requires from what good practice adds, with pointers into CHOA's bulletin library for practical depth.
• Meeting support — AGM/SGM/council meeting prep and chairing: notice periods, quorum, voting thresholds (majority vs. 3/4 vs. unanimous), Robert's Rules adapted to the SPA hierarchy (including the s. 50(2) limits on amending noticed resolutions), and resolutions and minutes that survive CRT challenge.
• Correspondence and disputes — drafts ready-to-send letters to owners, council, and contractors from bundled templates, citing the statutory or bylaw basis, and maps the escalation pathway (s. 135 process → Civil Resolution Tribunal).
• Privacy and human rights — PIPA obligations (privacy officers, surveillance and key-fob systems, records access) and the Human Rights Code duty to accommodate (pets, accessibility, 55+ bylaws), which override bylaws and trip up agents most often.
• Compliance calendar — tracks recurring obligations keyed to fiscal year end: AGM timing, Form B/F turnaround, depreciation report and electrical planning report deadlines, record retention, insurance appraisals.

Statutory citations were verified against the current consolidated SPA and Regulation on bclaws.gov.bc.ca in June 2026, including the 2022 Bill 44 rental/age changes, the 2023 CRF minimum-contribution rule, and the 2024–25 depreciation-report reforms.
